Olde is new: Olde Mill in Orland Park features executive homes.

With residential land in short supply in Orland Park, few opportunities exist in the Southland village for homebuyers seeking a new home in the much sought-after town recognized by Money magazine as one America's top communities to live.

"Olde Mill is the last oasis". If you want a new home and you want Orland Park, then Olde Mill is one of the few options available," said Derek Molloy, sales and marketing manager for Celtic Development, the Orland Park-based developer behind the Olde Mill community.

With Phase I of the 64-home Orland Park community nearing completion, Celtic Development has opened Phase II for purchase. Phase two includes many lots overlooking the community's ponds and a branch of Marley Creek, which naturally divides phase two from the development's third and final phase.

The family friendly community's four homebuilders — Spyglass Builders, Castle-town Homes, Marth Construction, and Carrington Builders — have well over 100 years of combined homebuildling experience. While each of the four homebuilders constructs custom homes crafted to meet homebuyers' desires, each builder also offers an array of semi-custom home plans starting at $599,900. Completed model homes are available for viewing at the community.

"Buyers will be able to have their choice of these accomplished homebuilders and get variety and attention rarely seen in the new home market," Celtic Development owner John Forkan said.

As the community developer, Celtic Development insists on features that guarantee Olde Mill's distinguished integrity and executive feel. All Olde Mill homes must have brick and stone exteriors; side-loaded garages; driveways with brick pavers or colored architectural stamped concrete; and a minimum floor plan size of 3,600 square feet.

"Features like these help ensure the caliber of the community's homes and appeal to concerned buyers. All 64 homes will be different and that lends a unique quality to the community," said Forkan, adding that Olde Mill's southern edge borders village-owned open space providing acres of unobstructed backyard views.

Olde Mill residents enjoy the best of Orland Park's amenities. Recreation opportunities abound in Orland Park with Olde Mill residents gaining quick access to the multi-faceted, 90,000-square-foot Sportsplex, the village's award-winning park district offerings, dozens of golf courses, and numerous hiking and biking trails. Orland Park also features a collection of shopping and dining options unmatched in the region.

Orland Park's educational successes underscore Olde Mill's desirability and family friendly feel. Teen residents in Olde Mill attend Carl Sandburg High School. Orland School District 135, meanwhile, educates the area's elementary school students.

Located in Orland Park's southwest corner, Olde Mill residents also enjoy quick drives to both 1-80 and 1-355 for their Chicago area travels. Residents are also within walking distance of the Orland Park Metra commuter train station at 179th Street.

"This is a community with much to offer and that's why so many homebuyers have turned to it," Forkan said.

In the last nine months, Celtic Development has witnessed lot and home sales increase dramatically, numbers that buck the day's negative real estate trends and showcase the demand for an Olde Mill address.

"In today's market, those sales numbers highlight the desirability of the Olde Mill community and show just how attractive the community is to buyers," said Molloy, an Olde Mill resident himself.

As an added incentive for new buyers, Marquette Bank is providing qualified buyers a construction loan of 1.9 percent, which also covers the first two years of the home's mortgage.

The Olde Mill community is located in Orland Park on 108th Ave between 167th and 179th Streets.
